For years wood paneling has been the staple of a finished basement.

The majority of basements were that we're finished in the 79's and 80's were done with faux wood paneling stapled to 2x4's with little or no insulation, making for a cold uninviting space. To day's basements can be designed in to more relevant and comfortable space in your home. Here are some tips on how you can make your basement into a more warning and inviting living

1. Lots of lighting: a basement should have more lighting than above-grade areas. Most basements don’t have a lot of natural light. And with today’s LED lighting options you can make a basement feel warm with artificial lighting.

2. Light wall and trim colors: because most basements have few or no windows utilizing light colors on the walls, trim and ceiling will help keep the room feeling more open.

3. Headroom is critical: You want to make sure that the ceiling height is as high as possible. So your design should addresses moving, relocating or installing new ducts and pipes in wires if possible. (There are state building code requirements about how high your ceiling height has to be.)

4. Use horizontal design elements to emphasize the width and length of the room rather than its lack of height. Set tiles in a diagonal pattern to make the room feel wider.

5. By adding a separate heating zone with its own thermostat you can control the temperature in just the new space, so when you’re not using the room you don’t have to heat the space.

6. Adding an extra Full-bathroom in the basement is a popular

way to increase the functionality and value of the house. Utilizing a well designed plan we can either find in stock items or you can opt for a custom shower, with some of the following options: built-in seat, steam, walk-in, and multiple heads. Saunas are also increasing in popularity.

7. Built in Cabinets and Shelving gives you are great place for extra storage without having to have a lot of furniture cluttering the space. Huntwood cabinets can be utilized to create an entertainment cabinet that the TV and components can be stored.

8. Built in Bar: By adding some Huntwood Cabinets (which we match to the kitchen cabinets) you can add some nice finishing touches to the room, and have a comfortable place to host your guests.

9. By adding some foundation sealant and a dehumidifier we can help reduce the moisture in the room and almost eliminate that tell-tale basement smell.

10. Spending the money to include a subfloor product like “Dri-Core” as a subfloor over the concrete prior to installing carpeting can help increase the air flow allowing the concrete to breathe reducing the potential for mold and mildew. This subfloor will also help the floor feel warmer by getting the flooring up off of the concrete.

With the right design tips you will appreciate your basement just as much as the other floors. The planning and designing that goes into a renovation is incredibly important and how much you do will have a noticeable effect on the budget. So consider these tips and for more suggestions ask your contractor.

Craig and I were pleased to be able to attend the Evening of Excellence Awards Banquet where the winners were announced on Wednesday, November 9, 2011 at Showcase Live at Patriots Place, Foxborough Ma.

Our Silver Award was in the Category of Residential Additions Under $200,000 for a recent project we completed in Scituate.

Problem: 1 bathroom for 3 bedrooms. 1 bedroom had no bathroom on that floor. And the second bathroom was inside the Master suite. These clients are not from the area and have family visit for extended periods of time, so we needed to accommodate extra storage and privacy for these guests.

Client recently installed drainage system to move water away from the house that needed to be taken into consideration. Drainage installer was consulted to help solve the layout challenges.

Because the addition was going to be a 2 baths, 2 stories, and both fully tiled we decided to install 11 7/8ths I-joists to help stop flexing in the floors.

Pocket doors were used to address the problem of limited space tying the exiting and new areas together.

Ten Things to Know when Buying Replacement Windows

Not all windows are the same. Some met Energy Star requirements and some don’t. There are many things we could go over but here are ten things you should know when evaluating & choosing windows and a professional installer.

1. Most advertisements that you see in the paper or mailings that list a price also list a United Inch size.
a. A United Inch is a figure arrived at by adding the width and the height together….so a 30 inch wide and 57 inch window is 87 united inches.
b. Many advertisements that you see for windows as low as $159 etc…are for small windows with a low united inch number.

2. Many advertisements that you see with prices included in the ad do not include installed pricing.

3. Replacement windows are installed in the frame of the existing window.
a.If you want to install a window that is a larger or smaller size than existing we may recommend a new construction window.

4. Most replacement window installations do not require new interior or exterior trim to be installed.
a. The existing interior trim can be removed and reinstalled. This will require some touch up paint be done.

5. The most important part of a replacement window installation is the insulating around the new units frame and the old window frame.
a. If you have an older home where the old windows had a weight/pulley system this also include making sure the old weight pocket is stuffed with insulation before the new window is installed.

6. Most installations require removal of storm windows if they exist.
a. As long as you pick a quality replacement window (like the Excalibur) you won’t need the storm windows anyway because the new windows are much better insulated and energy efficient.

7. Grids can be order “between the glass”
a. There are many different Decorative Options available to you based on you and your homes personal style. They can add style and dimension to your windows.
b. You can choose from a Classic grids, Contoured Grids, or Gold Tone Brass Grid patterns.
c. There are also options available in replacement windows for V-Grooved Cut Glass where you can add a cut polished V-grooved glass pattern into your window for the perfect touch of elegance.

8. Most window replacement jobs require RRP Protection
a. If you house was built before 1978 and you do not have a lead report stating you house is free of lead paint you are required to work with an RRP licensed contractor by the EPA.

9. Tax Credits are still available.
a. Although less tax credit money is available now than in previous years when you purchase new products that meet energy efficiency guidelines you may be eligible to take advantage of these incentives.

10. Replacement windows can be designed for all styles: windows, bays and bows.
a. You can choose double-hung windows, sliding windows, casement windows, awning windows, garden windows, bay & bow windows, and even sliding patio doors.
b. Replacement windows come in vinyl, wood, steel and a combination of each.

RRP Law - Quick Reference Information

If you own property built before 1978, you must now hire a lead-safe contractor. Why? because unless you have a certificate that says your house has no lead in it any renovation or work must be done following the RRP Law.

Common renovation activities like sanding, cutting, and demolition can create hazardous lead dust and chips by disturbing lead-based paint, which can be harmful to adults and children.

Beginning April 22, 2010, contractors, plumbers, electricans, painters etc… performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination.

EPA requires that firms performing renovation, repair, and painting projects that disturb lead-based paint in pre-1978 homes, child care facilities and schools be certified by EPA and that they use certified renovators who are trained by EPA-approved training providers to follow lead-safe work practices.

A Lead Safe Renovator Contractor may perform repair, renovation or painting work on your home or facility which may include “low risk” or “moderate risk” deleading.

The Lead Safe Renovator Contractor license is different from a general contractor’s license. In Mass the Division of Occupational Safety is in charge of the Mass RRP Lead Law. To verify a contractors Mass lead license click here. If they say they are insured make sure you call the agent and confirm that the premiums have been paid and the coverage is in effect for the stated date. We cannot afford to trust a pretty face or take someone's word anymore without also being prudent.

Homes and other structures built before 1978 may contain lead paint. If your contractor does not follow lead-safe work practices in carrying out work that disturbs lead paint, lead containing dust may be produced. Exposure to lead dust has been shown to be a significant health hazard for both children and adults.

In Massachusetts, enforcement of EPA's Renovation Repair and Painting Rule has been delegated to the Department of Labor Standards (DLS). DLS' Lead-Sate Renovation regulations (454 CMR 22.00) apply to anyone who is paid to do work that disturbs more than threshold quantities of paint in or on homes, schools or childcare facilities.

All too often we hear on the new about deck collapses, or hear a friend's foot went thru the old rotted out deck.

When asked what first steps a homeowner should take to check out their deck this year Almar's President Terry Quinn said "A simple, annual inspection doesn't take long or require special tools, but it's a great investment of your time. It can help prevent unnecessary accidents, and keep your deck a safe place for everyone to enjoy. Especially here in New England where there's a lot of snow and ice, your deck could have developed a trouble spot over the winter." You may or may not know what you look for yourself, but the Almar team can always come over, do and inspection and make some recommendations.

Almar encourages all homeowners to have your deck inspected for safety and comfort issues. When we examine an existing deck we look for and discuss with you the following issues:

Improper Footings - All footings should be 48" deep and should be made of proper concrete.
Missing joists hangers
Missing or improperly installed railings or balusters
Safe and easy to grip handrails.
Splintering Pressure Treated wood.
Rising nail heads.
Rot issues.

Warning Signs During Interviews
Avoid remodelers at all costs when:

•You can't verify the name, address, telephone number or credentials of the remodeler.
•The salesperson tries to pressure you into signing a contract.
•The company or salesperson says your home will be used for advertising purposes so you will be given a "special, low rate."
•The builder/remodeler tells you a special price is available only if you sign the contract "today."
•No references are furnished.
•Information you receive from the contractor is out-of-date or no longer valid.
•You are unable to verify the license or insurance information.
•You are asked to pay for the entire job in advance, or to pay in cash to a salesperson instead of by check or money order to the company itself.
•The company cannot be found in the telephone book, is not listed with the local Better Business Bureau, or with a local trade association, such as NARI.
•The contractor does not offer, inform or extend notice of your right to cancel the contract within three days. Notification in writing of your Right of Recision is required by law. This grace period allows you to change your mind and declare the contract null and void without penalty (if the agreement was solicited at some place other than the contractor's place of business or appropriate trade premises-in your home, for instance.)
In addition, be cautious when:

•You are given vague or reluctant answers.
•The contractor exhibits poor communication skills or descriptive powers.
•The contractor is not accessible.
•Your questions are not answered to your satisfaction.
•The contractor is impatient and does not listen.
•Only the work is addressed, instead of your needs as the homeowner.
•There is no way to see previous projects, either through a presentation book, an online presentation or via the company's Web presence.

How to Choose the Right Vinyl Siding

Like everything else these days Vinyl Siding has a ton of options, not just between different manufacturers but as within each Manufacturers own lines. So I thought because Spring has arrived and as more people get outside and see how hard the winter was on their homes they start to consider new siding options.

Almar usually recommends 2 brands for vinyl siding (not that there aren’t a lot more options out there.) We have found that Certainteed and Mastic have offered out clients the best product at the best price points. You can certainly find much more expensive and much lower quality options too. But we feel confident in these choices. The following are 3 basic types of siding styles:

Clapboard

Clapboard siding is design to resemble a typical wooden clapboard look. There are three class clap board styles: Double 4" or 5” Clapboard and Double 5" Dutchlap.

The inches refer to how much of the board is showing. Clapboard tends to be the most cost effective option, and to help you compare between lines and brands you’ll want to see how thick the siding panels are and what the manufacturers warranty is.

Typically in New England we find that most clients choose a Double 4” panel, but the options really are a personal style preference. (Insert photo of each type)

Shingle

A common name for the shingle siding look is Cedar Impressions.

Cedar Impressions is the brand name that Certainteed uses. And these styles of shingles are designed to look like cedar shingles with out the expense and heavy maintenance of wood. What’s good about this look is that it is typical New England. You’ll see these shingles on homes near the water where the owner wants and authentic look with out the authentic maintenance.

Or you can combine them with the clap board look and do certain walls of the house. You can get the shingle look with straight edge, staggered, split-shakes, staggered split, or half rounds. These panels are created from the texture and random size of real cedar shingles so that they look more like real painted or stained wood with out the splitting, cupping, twisting or streaking like real wood.

This type of siding is often more expensive then the clapboard option. And like with the clapboards to help you compare between lines and brands you’ll want to see how thick the siding panels are and what the manufacturers warranty is.

Insulated Vinyl Siding

Because wood studs make up ¼ of your home’s exterior –it’s like having one entire wall with no insulation. So many homeowners decide to go with Insulated siding panels because it can deliver up to 5 times the R-value of any other exterior siding product. From the outside it looks like standard clapboard siding on the back side custom contoured foam provided strength and rigidity for impact resistance, and can increase overall thermal performance of your wall by up to 30% helping to reduce your heating and cooling costs. It can also help prevent air infiltration to reduce drafts and absorb sound for reduced exterior noise infiltration.

Fiber Cement – okay now this isn’t Vinyl siding but this has become a much more popular option in New England in recent years. This too can come in the Lap or Shingle styles. I can't tell you how many people receive bad workmanship from contractors who've claimed to be in business for 15, 20, 25 years. Take experience claims with a grain of salt. Even though there are lots of books and online videos a certain amount of experience is required to do remodeling properly & safely.

3. Time Constraints - Neither you nor your spouse wants to be living in upheaval longer than necessary. And even when working with a professional it can take longer than you initially anticipate, and we aren't trying to do it nights and weekends for you.

4. You don't have the right tools.
We find people often spend too much money in tools they'll never use (or don't know how to use) to get started doing it on their own. Its safer and easier to hire a professional.

Misconception: Going with the lowest price saves you money.

No, not necessarily! Everyone tends to look for the lowest price! On a low estimate, you must ask yourself what is being left out or what short cut is being taken.

One roofer had his re-roof job $750 cheaper than anyone else. The homeowner wanted to save money and accepted his proposal. After the job was completed, all the old shingles and nails were still lying around the yard and shrubs and the homeowner was having a fit. The contractor told them that he had not figured clean up in his proposal and that was how he could do the job so much cheaper.

One of the most common signs of trouble ahead is someone who is offering to do comparable work for much less money than others. Chuck Morn learned that lesson the hard way when he converted an attic to living space at his home.

"It was a $50,000 project, but the contractor bid $40,000," Morn said. Not only did that contractor not finish the project, we had to get someone else to finish the project." Meanwhile, the first contractor declared bankruptcy, leaving Morn stuck with bills from subcontractors. Liens were placed against his home.

"It ended up costing a lot more," Morn said. Now, Morn is adding a deck and 600 square feet of living space. "Our thought was, this time let's go with the best contractor we can find," he said.
Like anything else, you can't get somethin' for nothin'. Be careful of choosing your remodeler based upon lowest price.

Prepare your vehicle for winter driving

With the prediction that another large storm is on its way to New England this week. I thought it might be a good reminder for everyone to make sure there cars are ready for more cold, snow and ice. The tips below come from a sheet I share with my carpenters every winter so they can be ready before the weather hits.

Reliable transportation is especially important in the winter. Not only should you keep your vehicle in top operating condition all year round - for safety and fuel economy - it is especially important to get it winterized to avoid any unpleasant or dangerous situations while traveling in frigid weather. Check the following:

_____ Belts
_____ Fluids
_____ Add De-Icer Wind Shield Washer Fluid
_____ Add one container of Dri-Gas to your gas tank
_____ Check the antifreeze. The radiator can freeze even while driving.
_____ Brakes
_____ Wiper Blades (Buys some spare ones now, keep them in the vehicle)
_____ Tire Tread and pressure
(Use a tire pressure gage, available at Wal-Mart for about $2.00)
_____ De Froster
_____ Oil Level (Get an oil Change if needed)
_____ Battery (Clean the terminals)
_____ Lights (Do your Head lights and Tail lights work?)
_____ Make sure you have:
_____ Scraper
_____ Bottle of di-icer in the cab of your truck
_____ Jumper Cables
_____ Jack, lug wrench and spare tire.

Always fill the gasoline tank before entering open country, even for a short distance, and stop to fill up long before the tank begins to run low. Keeping your tank as full as possible will minimize condensation, providing the maximum advantage in case of trouble.

· Don't overdrive your visibility. Slow down….leave early enough not to have to rush

· Make sure you leave extra time each morning to get your vehicle warmed up and cleaned off before you leave.

· Drive with your headlights on.

· Include road reflectors, a blanket, heavy boots, warm clothing, and flashlight with batteries.

· Make sure you keep a charged Cell phone with you in case of an emergency.

· Be prepared. Be alert. Be safe.

2011 Tax Credits for Energy-Efficient Home Imporvements

NARI (National Association of the Remodeling Industry) has an article posted on their website dated 12.26.10, talking about how new federal law guts tax credits for energy-efficient home improvements. While reading this article I feel like they are taking a totally negative attitude towards the revisions in the tax credits.

Personally Almar was taking the opinion that once the tax credits expired on 12.31.10 that was it we weren’t getting anything in 2011. So my perception of the NARI article is a bit different, cause I’m reading it thinking “Great! At least my homeowners can get something a little extra for the improvements they continue to make this year”

The long and the short of the changes for 2011 are:

1. The bill pushed back the expiration date for tax deductibility of mortgage insurance premiums for another year.

2. In 2011 you can get a 10% credit with a $500 maximum for purchases of insulation materials, exteriors windows, storm doors, skylights, metal and asphalt roofs that resist heat gain.

3. $150 tax credit limit on the cost of qualifying gas, propane, and oil furnaces, and hot water boilers.

4. $300 credit limit on central air systems, electric heat pumps water heaters, biomass stoves, electric heat pumps, and gas and propane water heaters.

5. $200 is now available for installing energy efficient windows in 2011.

These are all huge cuts from the 2010 credit available, but it is still and extra something just for making smart improvements to your home that will continue to save you money year after year. Because don’t forget that once you make an energy efficient improvement the long-terms savings need to be taken into consideration as well.

My hope is that there will be another change and increase in the tax credit program for energy efficient projects, because I think they are very important to the health and comfort of Almar’s clients. Until you experience the change from draft windows to new vinyl replacement, or the change from a home with no insulation to one with you can’t really understand how vitally important the changes your can’t see sometimes are your home.

Residential Saunas

I was just skimming thru http://www.wsj.com/ to see if there was anything in the real estate section when an article titled “The Home Improvement That’s the Hottest of them All by Anne Marie Chaker” caught my attention.

The article talks about how residential Saunas have long been part of the Finnish culture, but that they are also making a name for themselves in US households. And it made me think about a basement renovation Almar did a few years ago in Hanover where we added a Sauna to the bathroom section of the remodel.

The article says that “More Americans are making space for sauna rooms, clearing out basements, converting closets, and even partition off backyard sheds.” I think this is an interesting observation. Because we have found that more people in the last ten years have been choosing renovations to make their own homes more enjoyable and resort like even with the unstable economy, and a sauna is a perfect example of bring that comfort home.

Can you imagine anything better in the dead of winter, after a long stressful day, where you don’t want to go to the gym and deal with people any more than coming home and relaxing in your own personal sauna. You can have it be dry or add humidity just by adding water to the rocks.

In our project we were renovating a walk out basement and adding a full bathroom with the sauna as well. While designing the overall space we were able to find out from the homeowner what their wants and needs were for the over all space and then the bathroom specifically.

This homeowner was an athlete (who ran marathons) so the basement had a section for his gym equipment. And the shower was going to be mainly used after work outs, so the faucet and sprayers we picked we are all designed to help facilitate his post workout needs.

The sauna was to help him after his work outs but they also decided that they wanted it to be a social experience as well. So we went for a 2-4 person unit. But positioned it in the new bathroom space so that it wasn’t the focal point of the bathroom, and they chose a light colored wood to help keep the basement space from getting too dark.

So could a home sauna be right for you? I don’t know. I think that they are defiantly a luxury that many people don’t realize they could afford. But I thought it might be something fun to consider if they want to bring the calming feeling of well-being home.

7 Tips to Choosing the Right Remodeling Contractor

1. Ask Questions: Ask your contractor for referrals as well. Ask questions about reputation, quality of work, project scheduling and years of experience. Never take an estimate without examination and asking for clarification.

Almar’s information packets include References, and Testimonials. We expect and appreciate when a potential client reviews the estimate and then calls to ask questions and make changes; we know we don’t always get it 100% on the first try.

2. Apple & Oranges: If you are like most homeowners you probably talked to more than one Remodeling Professional. Did you explain everything equally to each company? Did they complete a design? Did they give you a detailed written estimate so you could compare the scopes of work? Make sure that you are comparing Apples to Apples when trusting someone with your house.

3. Did you know that according to the Small Business Administration, nearly 50% of all contractors go out of business in the 1st year, and over 95% go out of business in the first 5 years. Almar’s been in business for almost 50 years…

4. Quality & Service: Ask yourself: “Do they truly provide “quality” craftsmanship and service? Have you ever heard the old phrase: “You get what you pay for”? Who are their installers? Can you trust them in your home?

5. Insurance & Taxes: Almar’s info packets always include current licenses, insurance, certifications etc…Is everyone you are talking to operating a legal business? Do they have the correct licenses and insurance? Will you, your home & family be protected if something happens during the project? 6. Warranty: What is their warranty on labor? Will they assist you with manufacture’s warranties?

"Consumer confidence hit a five-month high"

I subscribe to this great e-newsletter for Remodelers called daily5Remodel. They spend all day searching for the best and most important new articles in the Remodeling world and send them to me in an email everyday. Yesterday morning the first article in the list caught my eye and really caught my interest.

It was title: Consumer confidence hit a five-month high. And I thought GREAT! I love good new – lets hear more.

So the article came from Bloomberg.com and was really entitle: U.S. Economy: Confidence Improves, Businesses Expand By Courtney Schlisserman and Bob Willis - Nov 30, 2010

This article stated that US consumer confidence rose again in November to a 5-month high, that spending increases are already giving retailers like Wal-Mart a boost early in the holiday season, and that it looks like this trend will continue as “households sense that job and income prospects are improving”.

It went on to talk about both positives and negatives that are happening right now in our economy, that manufacturing is still growing because of exports and investments in new equipment, and a lot of foreign and business demand, but that housing is still proving to be a “weak link”. But it also referenced anticipation that Dec 3rd report from the Labor Department will show another 145,000 jobs were created in November, on top of the 151,000 that were added in October. I heard on the news this morning that 2 major car companies just announce plans to hire, and Cnn.com reported today that Cyber Monday was the biggest ever with an estimated just over $1 billion dollars being spent. (a 16% increase over last year).

So why do I care about all of these good and bad reports? Because as I combine this information with my Remodeling Magazine Cost V Value report for 2010…(which pretty much said that despite lower construction costs, slump home values pulled down some of the cost-to-value rations this year) I have to try and make plans for Almar for next year. What do I think will happen? Well based on this year, and feedback from my fabulous clients I think next year will continue the growth trend.

What’s going to be “hot” and important for my Almar clients next year? Replacement and repair projects, because they will be more affordable than a larger scale project and help your home hold value. Also projects that people have been holding off on and don’t want to wait any more.

Over the first weekend in October we all traveled to West Virginia where Allison was awarded the West Virginia Wesleyan College Young Alumni Achievement Award. Below is the write up about Allison that was published in the Sundial, the College's magazine.

From the West Virginia Weslyan Web Site "As part of the annual Homecoming celebration October 1-3, West Virginia Wesleyan will bestow awards upon six deserving recipients. Three alumni will receive awards for their achievement, while two alumni will be honored for service to the College. In addition, one college employee will receive the Friend of the College/Extra Mile Award.

The honor of the Young Alumni Achievement Award will be bestowed upon Allison Quinn Guido '02 this year. Named one of Cape & Plymouth Business Magazine's 40 under 40, Guido serves as General Manager/Partner of Almar Building and Remodeling Co. in Hanover, MA.

After graduating from Wesleyan in 2002 with a B.A. in Arts Management, Guido earned her Massachusetts Construction Supervisors License in 2003, and was named 2004 Rookie of the Year by the Builders Association of Greater Boston.

As an owner of Almar, Guido joined her father, Terry Quinn and her husband, Craig Guido '00 in accepting Remodeling Magazine's Big 50 Award in 2005. South Shore Living Magazine has featured Guido in their "Women in Business" features, and she is currently working with Better Homes & Gardens online as one of their "Ask the Pros" contributors. As a student at Wesleyan, Guido was active in the community through Zeta Tau Alpha and the Theatre Department. Her service to her community continues today. Through her roles as Secretary for the Baystate Alumnae Chapter of Zeta Tau Alpha, and President of the Alumnae Association for Notre Dame Academy in Hingham, Mass., Guido has worked with both of those organizations to adopt two families for Christmas and gather gifts for them. She has volunteered at the Survivors Tent at the Susan G. Komen Race for the Cure in Boston, and is on the Survivors Tent planning committee for the 2010 event. Since 2004, Guido has coordinated a team for the American Lung Association's annual Asthma Walk.

Less is More in Your Kitchen

Through all the ups and downs of life, the economy and style trends, kitchens always remain the heart of a home. A few years ago most homeowners wanted to add to the kitchen with more space, more cabinets, more, more, more. But today we see that people want to utilize their existing space better, and update to make the space they do have more functional and appealing.

Here are some tips for how we can design & utilize space better.

1. Think about what your daily habits. Contrast those with your wish list for your kitchen. What could you do without, or design differently to be just as effective?

2. Instead of adding a whole breakfast nook, why not add an island, or snack bar?

3. How can we organize the space to be the most effective? If most of your meals are just 2 people, could you just have your daily dishes & silverware in the kitchen and store the extra dishes in another area?

4. Take advantage of space near the kitchen. Can we build a pantry, or recessed unit? Can we utilize existing or new furniture to store items we don’t use all the time?

5. Consider what size appliances you really need. This could help not only to conserve space but also energy. If you don’t have a house full of people do you really need an oversized refrigerator? There are a lot of options available these days from 18” wide full height refrigerators to 24” wide high performance ranges and 18” wide or single drawer dishwashers. Again, this is where considering your normal daily habits can really save you space and energy.

6. To get the most out of your cabinets take advantage of the wide variety of kitchen accessory options like pullouts, spice rack fillers, drawers, backsplash storage areas, drop downs, etc. Consider:

a. Pullouts, also called rollout trays. They allow you to reach all items, especially those stuck in the back of the cabinet. With our Huntwood cabinets we can customize the units for pots & lids, or food.

b. Our Huntwood Kitchenware Organizers are a great addition to a deep drawer, with a beech base plate and 4 square posts. The pegs can be rearranged to accommodate various sizes and shapes of dishes. And what’s great about this is that they prevent dishes from shifting and getting damaged when you open and close the drawer!

c. Spice drawer inserts can maximize the visibility of spices, and can help keep small cans/jars in sight.

d. We can hang racks (wood or chrome) on the inside of cabinet doors for easy access to other small items.

e. For hard to reach spots, we can install tip down cookbook holders, or knife blocks.

f. A breadboard built into the cabinet units is great for extra workspace.

g. Backsplash mounts are perfect for storing all those small everyday items. Or consider a “rail system”. It consist of a metal rail that runs along the back splash with various baskets, racks, and hooks. Providing storage for everything from spices to paper towels & utensils.

There are so many great options available now, these are just a few we’d consider as you get ready to renovate your kitchen. We could talk for hours about drawers designs, pot racks, pantries, wine racks etc…

Commentary on "Energy Efiicient Windows Melt Vinyl Siding"

As I was doing my daily check in on Twitter the other day, I noticed a link to the http://www.thebostonchannel.com/ posting entitled: “Energy Efficient Windows Melt Vinyl Siding” Having not heard of this before, (it is not a problem that Almar clients have been experiencing) I quickly clicked the link to learn more and spent most of the rest of the day reading and on the phone to my siding manufacturers learning more about this new phenomenon.

In a nut-shell, to adhere to the new Massachusetts building codes and increasing energy regulations, when we install new or replacement windows must be energy efficient, which us defined as having Low-E or “low-emittance” glass. The way low-e windows are made can in some instances cause sunlight to reflect off of them creating a magnifying effect (also called Solar Reflection and Heat Distortion) on your siding, resulting in melting. The good news is this is infrequent problem. There are solutions and ways to prevent this from happening.

Before you get too anxious, please note that for those homeowners on the South Shore this hasn’t been a big issue, because we have so much space between our houses. This Solar Reflection problem is at its worst when houses are only a few feet apart and have a combination of other factors in addition to closeness.

According to the VSI (Vinyl Siding Institute) temperatures from 160-165 degrees Fahrenheit can start to soften normal grades of siding. The heat generated from double paned low-e window can measure in excess of 200 degrees Fahrenheit. A representative from Certainteed Siding he told me that their Cedar Impressions are a good choice because they can withstand temperatures of 300-440 degrees Fahrenheit, so it is very rare to see these melting issues with Cedar Impressions vinyl siding because of this heat tolerance.

According a NAHB (National Association of Home Builders) taskforce studying this issue in February 2010; “Glass in double paned windows may on occasion slightly warp or deflect due to a difference in barometric pressure between the interior of the glass panes and the outside air pressure. This can create a concavity in the glass. Such a concavity is a normal response to pressure differences, does not affect the performance of the window, and does not constitute a defective window condition. However, the concavity may focus sunlight reflected from the window in a fashion similar to the effect seen when light passes through a magnifying glass. The heat generated by the focused reflected sunlight has proven sufficient to visibly damage and distort vinyl siding on nearby houses. Any double paned window may cause this effect, but double paned low-e windows have a higher reflectivity quotient which can exacerbate the reflected light/vinyl distortion phenomenon.”

In conclusion, we must emphasized that there is nothing wrong with the windows or the siding. Unless there is a certain combination of environmental factors, both the windows and the siding will serve their intended purpose without any problems.

These factors include:
1. Concavity in the double glass panes
2. The angle of the sun
3. Other factors: proximity to the adjoining houses (or sidewalls), wind speeds, air temperatures, and buffering foliage.

Replacing the vinyl siding is not a permanent solution, and because you’ll still have the factors that caused the problem in the first place, both NAHB and VSI have recommended some remediation options if you are experiencing.

Options include:
1. Placing a full size screen over the window to reflect the light. (1/2 screens won’t do the job)
2. Block the reflected sunlight with an awning, trees, or shrubbery.
3. Replace damaged vinyl siding with another siding option, such as fiber cement siding.
4. There are also some vinyl siding options, such as CPVC that resist high temperatures of heat, but the current cost can be several times that of regular siding.

The Sunday Globe (Boston) two weeks ago had an article that made me stop and look twice. It was entitled CONSUMER ALERT: Contractor took the money, and apparently ran.

AT first glance you see that headline and what do you say to yourself? “Oh no, those poor people!” That’s what I say too, but then again these people could have prevented this form happening to themselves.

One of the very first things we do is to try and educate our potential client about the pitfalls of committing their time, home, and money to the wrong people. As anyone who had ever talked to us knows we spend a lot of time going thru the steps every homeowner should address with potential partners for their project. From getting current copies of licenses and insurance, to reading the contract and checking the state website for any current information that might be available.

In this Q & A article the homeowner says that they hired a “friend” of two co-works, gave him and $9,000 upfront to purchase the materials “to get a discount”, but after the project never got started and he stop returning their calls, then found out that he was not registered with the state, and wants to know what to do.

Unfortunately we hear this all the time, and we loose jobs to these guys when homeowners get sucked into the thought of getting the cheapest price possible. Well, that thinking just cost them an additional $9,000.00 this is the thing that gives us all a bad name, but until homeowners stop buying into it will never change. Whoever they hired gave them a low-ball price because he didn’t know his costs, and or never intended on doing the project because he isn’t a real contractor.

The Globe writer does a good job of going on to explain just what we always tell clients upfront. You can’t really do anything if you hired an unlicensed person. The state does have $10,000 available thru a state fund in the event of a loss to a contractor (which is funded by fees paid into by all registered and licensed contractors each year), but you must have hired a registered contractor or be eligible for access to the fund. As rightly so, since we are the ones funding the money.

The article goes on to quote Barbara Anthony, the undersecretary of the Massachusetts Office of Consumer Affairs and Business Regulation “Our mantra at the Office of Consumer Affairs and Business Regulations is to only deal with registered home-improvement contractors”

The article also did a good job of reminding homeowners that in Massachusetts a contractor cannot take more than a third of the project price upfront (unless there are special order items, and they can take enough to cover those costs). That’s one of the main reasons Almar clients have so many progress payments in our contract. You’re never too far ahead of us and we are never to far ahead of you.

The article didn’t address some other red flags that we always point out: Never let a contractor tell you to pull the permit. If they aren’t willing to do it, there is a reason, and if you pull the permit you will then become liable for them and their work.

Just remember a deal isn’t always the lowest price. The bottom line is almost never just about money. Who you are working with, where they come from, how long they’ve been in business, how professional they are, and their ability to be here for years to come often will save you way more money then by hiring the lowest price guy. There’s a reason he’s so much cheaper then people who know what they are doing.

And remember that for most people their house is their largest asset! Why hire the cheapest, unlicensed and unprofessional contractor to entrust that asset to? You wouldn’t put your money in an uninsured bank, or hire a lawyer who didn’t have a law degree, or a doctor without a medical license.

The American Lung Association’s (ALA) Asthma Walk & Stair Climb is about to happen. On June 12th at 1:00pm hundreds of people will team up to help raise money for research and development so the ALA can continue to fight for a cure for Asthma and other related respiratory disease, and I need your help and support.

Why is this so important to me?

Here’s a short answer to the question. Fifth grade was big year for me. We moved twice. We left the only home I had know in Holbrook in October to move to a beach house in Hummarock for a few months while my parent built their dream house. Finally, in February we moved into the new house in Hanson. Fifth grade was also the year that I, in the middle of this turmoil, was diagnosed with Asthma.

Now, I am sure the signs and symptoms had been there for many years but one afternoon during recess it finally hit. My airways constricted and cut off my oxygen. I only vaguely remember what happened…I may have even just lay down in the middle of the field but I remember people yelling and calling for help. Then being in the nurse’s office waiting for my grandmother to come pick me up. I don’t remember going to the doctor or getting a diagnosis that first time and all the other trips really seem to blend together but I know it changed me. I grew up, because it was really life or death, and none of my family or friends really understood what “asthma” meant until I was living with it and still trying to be a 10-year-old girl.

I remember trips to the hospital and waiting rooms, and passing out one time in the doctor’s office, because inhaling so they could listen to my lungs was just too much for my body to take. Years of prescription steroids (and the bloating that goes along with that), and different inhalers, and Christmas in Children’s Hospital. I knew the drill, I knew my health insurance ID number off the top of my head, I could recite the list of questions the ER would ask at check in and which blood tests and pulmonary function tests would come next.

The hardest thing was not what I couldn’t do or was too scared to do but that people just didn’t understand Asthma. Anyone who had ever gotten out of breath because they ran to hard or danced to long used to tell me they had asthma and ask “What was the big deal? Lots of people have asthma.” You just can’t understand the terror of not being able to walk to the bathroom because you can’t take a breath. And it was hard for me to understand how laughing was so easy for the people in the “studio audience” on T.V.

Asthma isn’t a “Sexy” disease. You don’t see big stars hosting lavish dinners to raise money on E!. The ALA can’t spend millions of dollars in TV commercials just to get people to the walk in this event. They have me and the other 23 million people who have difficulty breathing because of Asthma.

Everyday in America:
40,000 people miss work or school due to asthma
30,000 people have an asthma attack
5,000 people visit the emergency room due to asthma
1,000 people are admitted to the hospital due to asthma
11 people die from asthma.

There are many resources available to people living with asthma and their loved ones only because of the ALA and their fundraising efforts through events like the Asthma Walk & Conquer McCoy.

My family and I are thankful for these resources and the research and development everyday. I still take medication everyday to control my asthma and have learned to listen to my body so I can sense an attack coming. With your help the ALA can continue their work and maybe save another 10-year-old girl and her family from the pain of this disease.

2010 Customer Appreication Cookout

Thank you to everyone who helped make the 2010 Customer Appreciation Cookout held at our offices at 1130 Washington St this year so special. We were honored to have many of our past clients and freind stop by to say hello and have a bite to eat with us. It is always great to catch up and hear how people are using and loving their homes since the remodeling has ended.

Craig was busy grilling most the day, we honored Mark Caruso's 20th Anniversary with Almar, and Paulette Lilla the Custom Decorator did a short presentation on decorating a room ar ound a theme.

All the guests were sent home with ALmar Goodie goodie bags with small gifts donated by our freinds at Certainteed, Matthews Electric, Rockland Trust, The Cleaner Spot and of course Almar.

And the Kids Zone was well stocked with their own "construction site" sand boxes, Bubbles, Construction Sticker projects, Bob the Builder Dvds and Corn Holes games. Alongw ith Almar "hard hats".

It's important to not only have good plans and project descriptiion but you should check with these departments as you start planning your project. "The New Rules of Remodeling"

According to an April 15 report from the Joint Center for Housing Studies at Harvard University, annual spending on remodeling is expected to accelerate this year, with nearly 5% growth over 2009. "This year could produce the first annual spending increase for the industry since 2006," the peak of the housing boom, says center director Nicolas P. Retsinas.

After hearing this I was just reading an article in the Wall Street Journal that came out on April 24, 2010 about “The New Rules of Remodeling” and while I agree and disagree with some of the items it detailed. The underlying theme of the article we are finding to be true here on the South Shore. People are starting to fix up their homes again, but in different ways than in the past.

In many ways remodeling has always been a “keeping up with the Jones” kind of industry. That still holds true in some respects; but Almar is finding that a lot more people are finally ready to get those improvements and basic maintenance projects underway that they have been putting off “while they see what happens”. We are seeing a lot more clients deciding that they are going to stay in their current homes longer than they initial anticipated so they want to make their house more functional and comfortable for their life styles without doing major renovation. Instead of focusing on how much will this get me at resale they are considering more about how it will improve their lives.

What types of projects are people considering?

Well window, door & siding projects are very popular right now. The Energy Tax Credits that end in 2010 are really enticing people to make these type of improvements now. Minor kitchen renovations: Removing a wall to create an open-dinning area, new cabinets & countertops within the existing kitchen/house foot print. Along the same line a minor bath renovation, where you leave the fixture locations the same up grade all the actual fixtures with more modern, and efficient ones. Even expanding outdoor living space with new decks, and patio rooms allows to you get more space in your existing house at a lower costs.

That doesn’t necessarily mean that people aren’t taking on large projects now. Many people who have decided that they want to stay put have committed to invest the time and money now (before inflation starts) into larger projects, which they can enjoy in the short term and benefit from in the long term.

So with more people looking to make improvements to their homes, fewer licensed (Massachusetts HIC, CS, and EPA), insured reputable contractors in the market place how do you protect yourself?

Some quick tips: Ask the right questions, talk to a few people, and always choose someone who knows what they are doing.

“Tis the Season” for Educational Opportunities

It’s seems like “Tis the Season” for Educational Opportunities here at Almar. In the last few weeks Craig, Mark & I have attended both the Harvey Building Products and Pella Pro Expo. They were both great opportunities in very different ways.

At the Harvey Building Products Event we had the opportunity to check out some new products and talk to the manufactures about existing products that we often recommend like:

We were especially excited to get more information about Masic Home Exteriors Homes for Our Troops Program. In 2010 mastic will donate over $100,000 in cash & building materials to Homes For Our Troops.

Not long after the Harvey show Craig & I headed to the Pro Expo presented by Pella, which offered us the opportunity to catch up with a whole other set of manufactures for products we commonly install.

The Pro Expo also offered several educational seminars for us to participate in. I like to tell our clients that we always learn something new on every job, well we also like to keep on top of the latest business practices in the industry and the presentations by Mark Richardson, CR about the Future of Remodeling and industry leaders was enlightening. And Best Practices to Strengthen Your Business hosted by Remodelers Advantage Members.

Craig & I are hard at work going over the new information we gathered, and deciding how best to apply it to our clients and projects here at Almar. All in all the time was well worth the information we gathered, and look forward to sharing these new and improved products with all our clients.

The EPA requires remodelers to become certified to work in pre-1978 homes

Hanover, Ma March 12, 2010—The Almar Building & remodeling Co is making homeowners aware of the U.S. Environmental Protection Agency (EPA) regulations that will take effect April 22, 2010, requiring remodelers working in homes built before 1978 to follow practices designed to minimize the exposure of residents to lead hazards.

“Lead is harmful to both children and adults. In children, a tiny amount of exposure can lead to neurological damage, and in adults, lead inhalation can lead to hypertension, muscle and joint pain, fatigue and nausea among other symptoms,” says Craig Guido.

The EPA is calling for all remodelers who intend to work in pre-1978 homes to register their company and complete an 8-hour training and certification course with an accredited trainer. The course teaches remodelers how to safely contain lead in a home as it is being disturbed and reduce exposure to residents and workers.

Almar wants homeowners to know how to protect themselves from harmful lead exposure during renovations. If you know your home was built before 1978 and your renovation will disturb painted surfaces you will have to hire an EPA Certified Firm.

Guido adds that current law requires that renovators give homeowners an EPA brochure called “Renovate Right,” which includes facts about lead and lead safety in the home and have it signed to signal that homeowners have been properly notified of the dangers.

If owners of a pre-1978 home decide to remodel, it is important to assume lead is present unless testing is done to identify exactly where the lead is by using a lead test. The following three main areas of safe work practices recognized by the EPA can be used to help homeowners start the lead conversation:

· Containing the work are so that dust and debris does not escape, complete with warning signs, heavy-duty plastic and tape.
· Minimizing the dust by using methods such as misting water on areas before sanding or scraping.
· Clean up thoroughly on a daily basis using special cleaning methods such as using a HEPA vacuum and wet mopping with plenty of rinse water.

The EPA also recommends that homeowners have the remodelers specify what the final lead inspection entails. If a homeowner has any doubts about the quality of lead safe practices being conducted in their homes, call 1-800-424-LEAD.

Now that makes me feel really good!

How to Create the Perfect in Law Space

It seems like more and more of us are starting to take on watching out for our aging parents. Although, we have seen this in the past, it is starting to be come much more of a common discussion among our clients and in my networking groups.

Here at Almar we are just finishing an in-law addition project in Scituate, and talking to a couple of other potential clients about how we can help them with their project. So I thought this might be a great time to look back at this project and list out some tips and suggestions on what to consider when you are trying to decide if home is the right place for you or your parents, or if moving in with your adult children is a better fit.

When designing a safe and healthy space for yourself or aging parents you should always consult with a Remodeler who has earned the National Home Builders Association designation of Certified in Aging in Place Specialist. These contractors have achieved this recognition within the industry through coursework that teaches about design and accessibility for the aging adult. They are best suited to make you home, safe, functional and attractive.

Right now we (Almar) are in the process of doing the final punch-list on an in-law addition in Scituate that we started in the fall when it became apparent to the homeowners that it was probably time to make a change with mom’s living situation.

Mom is in her early 80’s, still drives, and is active, and living in the house where she raised her kids. Some of those kids still live on the South Shore and others are in different parts of the country. The kids on the South Shore have been driving back and forth to the Cape several times a week to check on mom, help her with the house, shopping, etc... Mom doesn’t need a nursing home and she doesn’t want to be in assisted living but it’s getting a little harder for her to be on her own, especially in the winter.

The solution...Mom will sell her house and Almar Building and Remodeling will design and build an in-law addition on her son/daughters home so that Mom and still be on her own but have people around all the time incase she needs something.

Here’s where the fun part started. We met with Mom and kids and talked about the basic size, structure and budget. We talked about what she likes and doesn’t like about her existing home. What her lifestyle is like now, and what she would like it to be after the move. What items does she defiantly want to bring with her from the old house. What medical or physical restrictions does she have now, and do we foresee in the future.

Then we designed the base addition and customized it based on the budget and lifestyle requirements, all while keeping the design matching the integrity of the existing house.

Here are just a few items for you to consider that we always suggest when creating a separate in-law space:

1. Functional kitchen space.

Mom/Dad will want to cook and be independent. This also helps the resale factor later.

a. Pull out shelves for the most commonly used items.
b. Closet organizers
c. Cook top with easy to reach controls
d. Lazy Susans for deep or corner units.
e. Rounded edge countertops.
f. Cabinet pulls with D-shaped handles.

2. Grab bars. Even if they don’t need or want them now they will. So we always plan for blocking the walls for later installation even if we don’t install the bars right now.

3. Separate entrance from the main house.

4. Make sure the style and quality level matches the main house.

5. Doors and hallways should be wide enough to accommodate walkers or wheel chairs if they need them at some later date.

6. Stairs and boundaries should be kept to a minimum.

7. Lighting is extremely important, both natural light and extra task lighting.

8. Smooth floors (example hardwood)

9. Take special consideration in planning the bathroom.

a. Tubs/showers with seats in them
b. Rounded edges on counters
c. Grab bars near bath and toilet
d. Handheld showerhead.
e. Elevated toilet seat

Above all it is important that parent and child have an open and honest dialogue with what wants, needs and expectations. Transition can be an exciting thing. And Almar is pleased to have helped many families over the years work together to keep people at home as long as possible whether is was through an addition, basement renovation, or just making basic changes in the main house.

The Importance of Insulation

One of the buzz words in today’s “Green” community is insulation. People everywhere are talking about improving insulation and how it can benefit the environment. Let me tell you it is very true but where do you begin? What are the differences in the types of insulation and what should you be using? Let’s briefly review the 3 main styles of insulation and some of the pros and cons of each.

Fiberglass Rolled Batt (pink stuff) – this is the most standard type of insulation seen in homes today and is still widely used even in new construction. Under the ideal conditions this insulation performs as it is intended but if any air flows through the insulation it loses all of its insulation properties and R-value. Basically, it is the equivalent of a mesh shirt that feels great and comfortable but does nothing to help keep you warm in a breeze. The advantage of this insulation would be ease of installation, inexpensive and readily available. The main disadvantage would be improperly installed it does not meet its stated R-values.

Dense Pack Cellulose (recycled & treated paper goods) – this is becoming the new standard in the market today and it is used extensively in existing walls. It is ideal when properly installed as it provides a substantial air barrier and higher R-value. The number one concern with dense pack cellulose is that it needs to be dense packed to be effective. Cellulose would be equivalent to a fleece jacket blocking some of the air flow and keeping you warm. Because cellulose is installed from the outside with minimal disruption to the home it has a key advantage in existing wall improvements over most other types of insulation. The main disadvantage is improper installation which can result in settling within wall cavities over time creating cold wall surfaces close to the ceilings.

Spray Foam / Injection Foam (usually polystyrene) – For new construction with open wall cavities it is one of the best available options. Due to extreme expansion of spray foam it is not an option for existing closed wall improvements. Injection foam is designed for use in closed walls as it has no expansion properties. Foam insulation has a much higher R-value and provides a thorough air barrier as well as excellent insulation properties. Foam insulation is the equivalent of wearing a ski parka with both blocking the wind and keeping you warm. A distinct advantage to using spray foam would be, during installation, it completely fills all potential air penetrations within the wall cavity. Though, in the event you choose to relocate or add wiring to a foam filled cavity it may damage the foam barrier and would be a key disadvantage which should be considered.

Improving insulation in the home allows you to keep the expensive heated air in the home and not heating the neighborhood. Additionally, your heating system will not have to work as hard to compensate for the excessive heat loss. This will save you money, save fuel and save the environment.

I have been with the SSWBN since 2004 or 5, so about five years. I found the Network after talking to another woman contractor I know in Pennsylvania, who said that she had joined a local networking group for women … and I thought, ”What a great idea!” So I searched on line, found SSWBN and stopped by a networking lunch.

At my very first meeting, the facilitator at my table told me to always find someone at every meeting whom you can help, or whom you can connect up with someone else. I really took that to heart: I try to really listen to what people’s wants and needs are, and to then find a way to help them with that. I also try to follow up right after the meeting with every new person I meet, and then again later on as part of my marketing. Remodeling is one of those businesses where I probably won't get a referral at every meeting, but if I can keep making connections and educating people at every meeting, when the time comes that they or someone they know needs work on their house, Almar and I will be their only call.

The Network has helped me get to know a lot of new people, and has solved a lot of my wants and needs both personally and for my business. From a business perspective, the people in the Network have helped me improve my interpersonal skills, and helped keep Almar going during the slow times. What I love about the Network is that if you have a need and put it out to the group, then someone will respond and help you.

I recommend that you all be a net-weaver. Always listen, and always find a way to help someone else. The “giver” really does gain.

Octoberfest - Host by the Marshfield Chamber of Commerce

Saturday was a great day! Almar (Craig & I) had a table at the Marshfield Chamber of Commerce’s October fest. I was so happy they had to push it back a week so that we could be there. We are new to the world of community events, so we are still getting our feet wet and learning something new every time we participate.

Even though it was overcast most of the day there was a great turn out. There was lots of food and beer, a great band played and in addition to the vendors they had rides, and pumpkin painting for the kids. The vendors included everyone from crafters and Arbonne, thru interior decorators, Matthews Electric and us.

I was please to see so many new faced and introduce Almar to more people. Even though we are still Celebrating our 50th Anniversary there is seem to be a lot of people who we haven’t had the chance to meet yet, so this was a great experience for us, and I look forward to doing more of these events in the future.

We went to the Fair

So we are more than half way thru the Marshfield Fair, and I have to say our first experience at this kind of event has been both eventful and educational. 2009 has been a year of firsts for Almar on the marketing front. As part of our 50^th Anniversary we held our first Client appreciation cook at the office in Hanover, now we are at the Marshfield Fair and in October we will be at the Carver Octoberfest.

I was not quite prepared for what an event like this would entail. I knew it would be a lot of work, but I think we have pulled it off pretty well. I got some great project photos blown up and we set up a large display in the back of our booth. I have always know we do pretty projects but they seem so much nicer with the photos blown up and on a nice black background. I got some awesome Almar balloons only to find out I couldn’t give them away, so they will be saved for another event soon.

A number of people have asked me “why are you doing the Marshfield Fair” and simply, we are here to reinforce to all of you that we are still here. After 50 years and the tough times lately we are still working to keep your homes working for you and your families. We’ve have gotten to talk to some great people we might not have ordinarily gotten the chance to meet face to face, and talk to people who already know Almar but didn’t realize we did this or that, or knew the quality of work we did. So old friends have been just as important as the new friends we’ve made.

It’s funny, but I love to talk about remodeling, ideas for your home, and products and all the cool things you could do. It’s like getting to do a make-over everyday. Just don’t ask me about colors cause I’ll have to refer you Paulette (the Custom Decorator) And I just love to brag about my guys and crews. They are simply the best. Mark who has been with us 20 years is so much more than family, and when it comes down to it don’t your really want someone who is like family working in your home. Someone you can trust and feel comfortable talking to about the process and any questions or concerns you might have?

It’s been a long week, long days. We have been doing our best to keep the office open regular hours and the booth manned all day. So the 7:30am to 10:00pm had worn us out. But I think it has been worth it, we have learned a lot and gotten to see a lot from a new perspective.

My hope is that these last few days prove to be as busy and eventual as the past, and I just hope that the threat of rain and tropical storm (soon to be hurricane) “Danny” doesn’t ruin the few remaining days. If you’re planning to wait till this weekend to come to the fair I’d suggest you make it down here Friday night. The weather is suppose to be great, it’s Marshfield Day there will be the battle of the bands, Demolition Derby Finals, and Wine & Roses (flower show and wine) And be sure to see Ori at the Falafel stand next to us.

Design Build - One Stop Shopping

I was taking some time recently to catch up with people on facebook, when I came across a status update from one of our clients. She was seeking help from her online friends to find good architects who could help her design an In-law addition. I quickly thought to myself "OH NO! We are always happy to work with architects but some projects we find don’t need them or some client’s budgets don’t work well with the architect model. How to make the 2009 Tax Credit Work for You

It seems like a lot of people have heard about the 2009 Federal Tax Credit but that there is some confusion about it and how you can take advantage of it. So I recently went to a seminar to learn more about it and thought I’d pass that information along to you.

Did you know that 91% of American’s have jobs? Even with all the news about how bad off everyone is almost all American’s who want jobs have them, are still bring home a salary every week, and are still buying things. We are also seeing a lot of clients who want to take advantage of the tax credits to reduce their energy usage and long-term monthly energy costs.

The 2009 Tax Credit raised the rebate from 10% in previous years to 30% and is available for a limited time and only for certain Energy Efficient products. Because it is not a Tax Deduction but rather a Tax Credit it is much more valuable to you because you will get a dollar for dollar savings, which will be applied after adjusted gross income is calculated.

The Energy Tax Credit applies to homeowners who make eligible, energy-efficient improvements to their existing homes.

1. Can only be utilized for the taxpayer’s principal residence.
2. Only the actual product costs (of the qualifying products) are eligible; the cost of labor / installation is NOT eligible

It provides a tax credit to homeowners who purchase and install qualifying energy-efficient products in 2009 and 2010. Valid for 30% of product cost up to a maximum of $1,500

As of today, it applies to 30% of product cost up to $1,500 maximum for all improvements combined**

–Windows** = Jan. 1, 2009 – May 31, 2009 If products meet ENERGY STAR criteria
= June 1, 2009 – Dec. 31, 2010 U factor ≤ 0.30 and SHGC ≤ 0.30
–Doors** = U factor ≤ 0.30 and SHGC ≤ 0.30
–Insulation** = Meets 2009 IECC & Amendments

What will you need to keep for your records?
1. The Manufactures Certification Statement
2. The Energy Start Label
3. NFRC Label
4. And Invoice showing the product cost as charged by your contract.

So what should you know?
Did you know that as much as 40% of your homes heat loss occurs thru the walls even if you have insulated walls? Since studs make up ¼ of your homes exterior, it’s like having one entire wall with NO INSULATION! And that half of your utilities are spent on heating and cooling your home?

Why you ask? Even with insulated walls there are breaks in your thermal bridging (the framing) And what happens is air escapes thru the walls, so you are paying for it and it’s just being wasted.

So what can we do? Well you have two options. Almar can install new vinyl siding with either Foam insulation (which qualifies for the tax credit) or insulated Vinyl Siding panels (which doesn’t qualify right now but industry advocates are working on it)

Insulation Board R-values range from R-4 to R-8 per inch of thickness (2.54 cm), which is 2 to 3 times greater than most other insulating materials of the same thickness. Also, if the installation is carefully installed, foam insulation may control air infiltration more effectively than other types of insulation. Depending on the type of insulation and heat you have already you could save an additional $671 per year.

Insulated Siding reduces the heating and cooling energy loss through the walls by up to 20% and delivers up to 5 times the insulating R-value of any other siding choice. Insulated siding is actually made with a special insulating foam crested specifically to act as an energy barrier. Rigid foam insulation is form fitted behind the exterior of high quality vinyl siding so it is between the siding panel and the exterior wall to keep heating and cooling energy inside.

Insulated Windows:
Replacing with ENERGY STAR windows an average New England home can save up to $465 a year. To qualify for the tax credit, windows, doors, and skylights placed in service after February 17, 2009 must have a U-factor and Solar Heat Gain Coefficient (SHGC) less than or equal to 0.30. Almar has several options for windows that will meet the Tax Credit qualifications, many of them are manufactures by Harvey Building products, which is a local company whose manufactuing plants are right here in new England.

Insulated Doors:

Roofing:
Reflective asphalt shingles that also meet ENERGY STAR requirements are eligible for the tax credit. And that means lower energy costs (as much as 20%) and greater savings over the life of your roof. Plus, each of
CertainTeed’s cool roofing products, Landmark Solaris™ (all colors), Landmark™ (Silver Birch, Mist White and Star White), Star White in our CT20™, XT25™, XT30™ product lines, and CoolStar low-slope roofing, qualify for a rebate under the American Recovery and Reinvestment Act of 2009 (ARRA).

Solar Water Heating:
Sunshine is free. Imagine using it to heat your water. ENERGY STAR qualified solar water heaters can cut your water heating bills in half and reduce your carbon footprint. The average life expectancy of qualified solar water heating systems is 20 years, much longer than standard gas or electric storage water heaters.

A 2006 U.S. Census report showed that a family of 4 with an eletrcia hot water tank could save an average of $410 a year with solar hot water. But remember that was 3 years ago and energy cost have spiked since then imagine what the average savings is today!

There are some other products that are also eligible for Tax Credit you can read more about them on the Energy Star website.

Since energy costs have been rising and will continue to go through the roof (pardon the pun), you need relief NOW. Take a look at what’s been happening to your heating and cooling budget over just a 10-year period.

Almar's Anniversary Party was a Huge Success

Thank you so much to all the friends, family and clients of Almar who mad eour Anniversary cookout on Saturday so special. We were so pleased to be joined by so many great faces from Almar's past.

This was our first celebratory cookout and we hope to make it an annual affair, setting up int he Almar parking lot we had great food made by our very own Craig Guido, kids acitivies (including bubbles, Chalk drawing, coloring and planting Sunflower seeds) coordinated by Christine Zuendt from Mason & Mason Insurance in Whitman, and some new product displays for people to check out.

We were also please to have this event be the culmination of our Spring Sign Blitz. Were we ask past clients and firends to out up an Almar sign in their yard once again for the month of May. Everyone who participated was entered into a raffle to win a FREE T.V. and the winner was selected at the Cookout. We are please to announce that the Newhall's of Braintree won this years prize! Ice Damming

With all the snow and melting we’ve been having this winter a lot of homes have been having ice damming MUCH - worse than in previous years.

So what is an Ice Dam and what can we do about them?

Ice Dam effect is a condition that occurred every few years when we get heavy snow or constant snow that builds up and then it rains and freezes, or so much snow is on the roof that the sun no longer melts it and it melts from below due to an overheated attic, usually a result of poor ventilation or less than adequate insulation.

You may have noticed that a lot of houses have icicles right now. The icicles themselves are harmless, but that build-up is forming a dam, which is higher than your gutters preventing melting snow and ice from draining. This blocked water can work under your roofing and into your home.

What Kind of Problems Could You Experience?
If the water works its way under the roofing the water causes a host of problems you can and can't see.

Some of the easiest problems to find include gutters sagging from the weight of the ice, loose roof shingles, and can result in rot. One of the most serious problems you can't see. Water dampens and compresses wall and attic insulation, lowering R-values and increasing heating costs. Even small amounts of moisture feed nasty mold and mildew growths that can affect your health and lead to major structural damage in your house.

What Should you Check and/or Do?
You should make sure your attic has adequate ventilation so any warm moist air reaching the attic space will escape before it melts the snow on the roof. Clean existing gable or ridge vents of insulation or dust, and clear insulation from soffit vents so cool air can be drawn into the attic through the eaves. The ideal condition in an attic is for it to be the same tempeture as the outside air.

Also, make sure gutters are empty of debris so melting water flows down and away from the house. Almar can install Leaf Relief gutter protection so you don’t have to worry about this every year.

If the above measures don't work, you can replace the first three feet of shingle courses (rows) with an ice shield barrier. For new roofs, consider using a rubber membrane instead of felt along the edge of the roof.

If You Notice:
During winter, if you notice snow melting off your roof faster than your neighbor's, you may need to deal immediately with ice damming. The goal is to remove standing snow. For one-story homes, a roof rake is the easiest way. Installing roof heat tape along the lower 1 to 3 feet of the roof also will melt ice. It will add to your electric bill, too, but it's less expensive than letting water get into your home.

Who Should You Contact?
All of these problems can be resolved by your friends at Almar Building and Remodeling Co. Unfortunately it is to late to solve the problem once the ice dam has developed. All that can be done at that point is to chop through the dam and release the build up water.

Q & A: Energy Efficiency for my Home

Dear Almar: I just had my oil tank filled and was shocked by the price. I know that I have felt angry the last few fill ups by the sky rocking price, but this time I am worried about how we will make it thru next season.

I have a 1950's ranch, that I don't think it is insulated (aside from the attic which we did when we moved in 1 ½ ago), we do have vinyl windows the previous owner put in, but they aren't very good quality, and the original boiler from the 1950s which also runs our tankless hot water - so we have to keep the heater on year round.

What can I do now to make my house more efficient before next winter?

Almar: Start by determining if your exterior walls are in fact insulated or not. If not, then we should start there. How is the exterior of the house sided?

CZ: We have old asbestos siding, that we want to get rid of and replace with vinyl.

Almar: Then I would recommend stripping the Asbestos Siding (don't forget you have to have a professional abattoir do this project) then before we install the new vinyl siding we will install the blown-in insulation or install Insulating board under the new siding.

CZ: How will the blown-in insulation help reduce the amount of oil we burn?

Almar: By making the house better insulated, there will be fewer drafts, and you won't have as many air changes per hour resulting in less use of fuel.

CZ: If we are going to vinyl side the house are there any options that will help increase the insulation value?

Almar: We can install a Green Guard Insulating board before we install the standard siding panels. Alcoa does make a siding panel with foam insulation built in called Structure panels. Structure siding is siding bonded with expanded polystyrene (EPS) foam. It provides superior strength, style and performance and a significant improvement in your home's R-Value (resistance to heat flow). This panel also features Alcoa's patented T3-Lok System and withstands winds up to 160 mph!

CZ: How much insulation is too much?

Almar: Insulation with proper ventilation can be determined by your siding professional.

CZ: What about my windows? How do I know if they should be replaced?

Almar: If they are old, or for that matter new windows that are drafty or not properly installed. You can find out if they are properly installed by asking a professional contractor. Some vinyl windows improperly installed can actually make your house colder.

CZ: What options do I have to reduce my oil consumption?

Almar: There are several options now to make your house more self sufficient starting with a new High Efficiency boiler, Solar Water Heating as well as Solar Heating. Also consider setting back the thermostats, new windows, insulation (as discussed above), storm doors and tighter wall and sill plates.

CZ: What is Solar Water Heating? How does it work? And what's the budget range I should expect?

Almar: This will help you reduce how much oil you burn during the warmer months when you don't need the heater on. More and more companies are getting in the solar market. Velux (the global leader in skylights and other solar technologies) has a product currently on the market.

On average, if you install a solar water heater, your water heating bills should drop 50% - 80%. Also, because the sun is free, you're protected from future fuel shortages and price hikes. Other financial incentives include:

· Anticipated payback period of 3 to 7 years.
· Solar energy systems can take advantage of the sun's free energy year round.
· Solar energy can be produced even at low temperatures.
· Federal tax credits help pay 30% of the cost, up to $2,000 for the system. Many states and utilities offer additional support.
· Between tax credits and energy savings, this system offers a faster return on your investment than other solar energy systems.
· Lower first-time start up cost than solar photovoltaic (PV) systems.

How Safe is your Deck???

As the weather starts to improve around New England more and more homeowners are starting to migrate outside to use their decks. It's important that before you start using your deck this season you make sure that it is safe and secure.

A simple, annual inspection doesn't take long or require special tools, but can help prevent unnecessary accidents, and keep your deck a safe place for everyone to enjoy. Especially in New England where there's a lot of snow and ice, your deck could have developed a trouble spots over the winter.

Almar encourages all homeowners to have your deck inspected for safety and comfort issues. When we examine an existing deck we look for and discuss the following issues with you:

1. Improper Footings - All footings should be 48" deep and should be made of proper concrete.
2. Missing joist hangers/framing supports.
3. Missing or improperly installed balusters, or railings.
4. Safe and easy to grip handrails.
5. Splintering Pressure Treated wood.
6. Rising nail heads.
7. Rot issues.
8. Deck accessories that may be hazardous such as, anything that creates heat (grills, fire pits, etc.)

Planning a Basement Renovation

Now is the time to start planning your basement project so we can get started right after the holidays!

Have you been looking for space to put an exercise room, entertainment center playroom or office? Go underground! If your home has an unfinished basement, remodeling might be a great way to transform this commonly under-used space.

When considering a basement remodel, we always start by making a floor plan. We find out how you want to use the space, and what your specific wants and needs are. We’ll be sure to take note of:

* Access to basement from upstairs and outside.
* Location of existing plumbing if you want an additional bathroom
* Location of vertical support columns
* Location of windows and doors
* Floor/ceiling/wall materials.
* Amount of water the area gets.

Given their constant contact with the earth, basements are vulnerable to dampness, which makes basement remodeling a bit more complex than first meets the eye. Almar will help you take appropriate measures to ensure a room free from moisture.

According to a special edition report from January 3, 2006 the U.S. Census Bureau estimated that as of July 1, 2005 there were an estimated 78.2 million baby boomers. As the oldest Baby Boomers start to turn 60 there has been more and more focus on how to best serve and help this generation move to the next stages of their lives.

The generation born between 1946 and 1964 wants more than ever to spend as long as possible living their lives as they best see fit, including staying in their homes longer; which means that they start to need a whole new set of resources available to aid them. The Nation Aging in Place Council (NAIPC) has announced that that week of October 1-7th, 2007 will be ‘Aging in Place’ week.

Amar along with a group of local professionals from the retirement planning, legal, in-home healthcare, financial services, and home-remodeling industries have banded together to host seminars and resource fairs to encourage senior citizens, recent retirees and baby boomers to be proactive in thinking about their future housing and health care needs.

Our hope is to provide ideas and information on products, services, and lifestyle tips that will help baby boomers achieve comfortable and independent living as they age. “Trying to figure out everything you need to do to age in place comfortably can be a very confusing and scary process for some people, we want to answer people’s questions and help simplify the process as much as possible” says Craig Guido of Almar Building & Remodeling about the upcoming workshops.

As posted on their web site “Rebuilding Together Boston (RTB) is a non-profit organization working in partnership with the community, with volunteers and skilled labor, to stabilize and revitalize homes in our city at no cost to our recipient. Our initiative brings homeowners in need together with volunteers from all walks of life, to preserve home ownership and reduce the risk of homelessness by improving the quality of the lives of our recipients.”

Terry & Gail worked on a house sponsored by the Builders Association of Greater Boston. When asked about the event Gail said, “Rebuilding Together Boston was fun- a LOT of work, but fun. The homeowner and her family were lovely people, all worked so hard right along with us, hugging & thanking us as we left. As the weather starts to improve around New England more and more homeowners are starting to migrate outside to use their decks and lawns. It’s important that before you start using your deck this season you make sure that it is safe and secure.

May 2007 has been declared Deck Safety Month, and marks the second year of the North American Deck & Railing Association’s (NADRA) public safety program. As posted on their web site, “According to Mike Beaudry, Executive Vice-President of NADRA. “A simple, annual inspection doesn’t take long or require special tools, but it’s a great investment of your time. It can help prevent unnecessary accidents, and keep your deck a safe place for everyone to enjoy.” “May is a great time to make your deck-check,” Beaudry continues. “In parts of the country where there’s a lot of snow and ice, your deck could have developed a trouble spot over the winter.” Beaudry adds “If you’ve never had your deck professionally inspected, by all means, make that appointment.”

As Team Captain I am proud to announce that Almar is coordinating our third team for the American Lung Association of Massachusetts 4th Annual Boston Asthma Walk at Artesani Park, Brighton on May 5, 2007 the walk starts: 10:00 a.m. Registration: 8:30 a.m.

As you may or may not know I have suffered from serious Asthma most of my life. I have been in and out of the hospital numerous times, and unlike some kids it looks like I am never going to “grow out of it.” So this is definitely a cause that is near and dear to my heart. I have been blessed to have found a great specialist while I lived in West Virginia and I finally have my Asthma under control, so I want to do whatever I can to help support the research to help other people manage this disease.

Please join Almar's Asthma Avengers for 4th Annual Boston Asthma Walk at Artesani Park in Brighton for a 5-kilometer walk to support children with asthma and their families. Allison and I participated in the Taste of Pembroke today at the Knights of Columbus Hall in Pembroke. Besides getting to talk about Almar Building and Remodeling, we got to try some amazing food from many of Pembroke's great eateries and restaurants. Participating restaurants include Café Eleganza, 99 Restaurant & Pub, British Beer Company, Gunter Tootie’s Bagel Shoppe, Bryantville Deli, Sweet Fordy’s and many more South Shore eateries. The South Shore Business Round tables sponsored a table, and the event rasined money for the Pembroke High school Athletics Boosters Club. Along with Almar at the SSBRT table was Stephen Berthiaume from the Wireless Zone in Abington, Jon Bonwitt from Wiring Solutions, and Joel Sugarman from Rockland Trust Company. Joel was the highlight of our table with his "Rockland Trust Mortage Chili" which has been a hit for the past 6 years at the event.

Dressing Your Home For Winter

When the temperature drops, we expect most humans to begin donning additional layers of warm clothing. But what about our homes? Light and airy interiors can not only look, but feel viscerally cold and uninviting when cooler weather arrives. As a child, both my Mother and Grandmother changed the living and dining room curtains to reflect the new season. It was a tradition practiced by generations gone by, that has all but fallen by the wayside.
As we approach the coldest months of the season, why not consider adding additional warmth and coziness to your interiors? Here are a few easy ways:

1. Dress up your windows. Hang sumptuous velvet or brocade panels to your windows by adding a second curtain rod, or by flanking them aside of your airy sheers. Or if you prefer the look of casually draped yards of fabrics, replace your filmy linen and sheer fabric window scarves with yards of burnt velvet or soft chenille. Letting the scarves puddle to the floor adds extra drama and richness.

2. Bring out the heavy wool area rugs. Many of my clients like the cool and smooth feel of bare hardwood floors under their feet in the warmer weather. Now is definitely the time to add insulation and texture by bringing back the richness of wool area rugs. If you currently have wall to wall broadloom, an area rug will add color and new style placed right over it, either in front of the coffee table or along the sides and at the end of your bed. Very plush, very cozy!

3. Pull your furnishings closer together. We now want to focus more on hunkering down and nesting. Especially if you have a fireplace, there is nothing that says winter more than friends gathering around a crackling fire sipping brandy (herbal tea?), sitting close to each other. If you don’t already own one, invest in a few soft chenille throws.

4. Change the scent of your home. Home scenting has never been more popular than it is today. In October and November, I break out all of my cool weather scents such as cinnamon, spiced pumpkin and gingerbread. The day after Thanksgiving, without fail, I put out the hollyberry, sugar cookie and balsam scents. Evergreen and balsam are particularly nice throughout the winter, until the temperatures start to break. And these days, you can find scents in a plethora of forms, including candles, sprays, potpourri and “plug in” oils and gel packs.

5. “Winterize” your accessories. Many interiors lend themselves to both a “light and bright” as well as “deep and rich” interpretation of their color scheme. Look at your silk centerpieces, interior wreathes candles, pillows and throws. If they are expressing “summer” more than “winter”, its time to change. For example, consider replacing your soft sage, lemon yellow and mauve floral arrangement with one that is olive, butternut and claret. I would bet the deeper arrangement will look just as lovely, just more seasonally appropriate.

Recently the entire Almar team participated in a training workshop with Kristen Baer of Azek.
