Ice Damming

With all the snow and melting we’ve been having this winter a lot of homes have been having ice damming MUCH - worse than in previous years.


So what is an Ice Dam and what can we do about them?
Ice Dam effect is a condition that occurred every few years when we get heavy snow or constant snow that builds up and then it rains and freezes, or so much snow is on the roof that the sun no longer melts it and it melts from below due to an overheated attic, usually a result of poor ventilation or less than adequate insulation.


You may have noticed that a lot of houses have icicles right now. The icicles themselves are harmless, but that build-up is forming a dam, which is higher than your gutters preventing melting snow and ice from draining. This blocked water can work under your roofing and into your home.


What Kind of Problems Could You Experience?
If the water works its way under the roofing the water causes a host of problems you can and can't see.

Some of the easiest problems to find include gutters sagging from the weight of the ice, loose roof shingles, and can result in rot. One of the most serious problems you can't see. Water dampens and compresses wall and attic insulation, lowering R-values and increasing heating costs. Even small amounts of moisture feed nasty mold and mildew growths that can affect your health and lead to major structural damage in your house.


What Should you Check and/or Do?
You should make sure your attic has adequate ventilation so any warm moist air reaching the attic space will escape before it melts the snow on the roof. Clean existing gable or ridge vents of insulation or dust, and clear insulation from soffit vents so cool air can be drawn into the attic through the eaves. The ideal condition in an attic is for it to be the same tempeture as the outside air.


Also, make sure gutters are empty of debris so melting water flows down and away from the house. Almar can install Leaf Relief gutter protection so you don’t have to worry about this every year.


If the above measures don't work, you can replace the first three feet of shingle courses (rows) with an ice shield barrier. For new roofs, consider using a rubber membrane instead of felt along the edge of the roof.

If You Notice:
During winter, if you notice snow melting off your roof faster than your neighbor's, you may need to deal immediately with ice damming. The goal is to remove standing snow. For one-story homes, a roof rake is the easiest way. Installing roof heat tape along the lower 1 to 3 feet of the roof also will melt ice. It will add to your electric bill, too, but it's less expensive than letting water get into your home.


Who Should You Contact?
All of these problems can be resolved by your friends at Almar Building and Remodeling Co. Unfortunately it is to late to solve the problem once the ice dam has developed. All that can be done at that point is to chop through the dam and release the build up water.

Q & A: Energy Efficiency for my Home

Dear Almar: I just had my oil tank filled and was shocked by the price. I know that I have felt angry the last few fill ups by the sky rocking price, but this time I am worried about how we will make it thru next season.

I have a 1950's ranch, that I don't think it is insulated (aside from the attic which we did when we moved in 1 ½ ago), we do have vinyl windows the previous owner put in, but they aren't very good quality, and the original boiler from the 1950s which also runs our tankless hot water - so we have to keep the heater on year round.

What can I do now to make my house more efficient before next winter?


Almar: Start by determining if your exterior walls are in fact insulated or not. If not, then we should start there. How is the exterior of the house sided?

CZ: We have old asbestos siding, that we want to get rid of and replace with vinyl.

Almar: Then I would recommend stripping the Asbestos Siding (don't forget you have to have a professional abattoir do this project) then before we install the new vinyl siding we will install the blown-in insulation or install Insulating board under the new siding.

CZ: How will the blown-in insulation help reduce the amount of oil we burn?

Almar: By making the house better insulated, there will be fewer drafts, and you won't have as many air changes per hour resulting in less use of fuel.

CZ: If we are going to vinyl side the house are there any options that will help increase the insulation value?


Almar: We can install a Green Guard Insulating board before we install the standard siding panels. Alcoa does make a siding panel with foam insulation built in called Structure panels. Structure siding is siding bonded with expanded polystyrene (EPS) foam. It provides superior strength, style and performance and a significant improvement in your home's R-Value (resistance to heat flow). This panel also features Alcoa's patented T3-Lok System and withstands winds up to 160 mph!





CZ: How much insulation is too much?

Almar: Insulation with proper ventilation can be determined by your siding professional.


CZ: What about my windows? How do I know if they should be replaced?

Almar: If they are old, or for that matter new windows that are drafty or not properly installed. You can find out if they are properly installed by asking a professional contractor. Some vinyl windows improperly installed can actually make your house colder.





CZ: What options do I have to reduce my oil consumption?

Almar: There are several options now to make your house more self sufficient starting with a new High Efficiency boiler, Solar Water Heating as well as Solar Heating. Also consider setting back the thermostats, new windows, insulation (as discussed above), storm doors and tighter wall and sill plates.

CZ: What is Solar Water Heating? How does it work? And what's the budget range I should expect?

Almar: This will help you reduce how much oil you burn during the warmer months when you don't need the heater on. More and more companies are getting in the solar market. Velux (the global leader in skylights and other solar technologies) has a product currently on the market.

On average, if you install a solar water heater, your water heating bills should drop 50% - 80%. Also, because the sun is free, you're protected from future fuel shortages and price hikes. Other financial incentives include:

· Anticipated payback period of 3 to 7 years.
· Solar energy systems can take advantage of the sun's free energy year round.
· Solar energy can be produced even at low temperatures.
· Federal tax credits help pay 30% of the cost, up to $2,000 for the system. Many states and utilities offer additional support.
· Between tax credits and energy savings, this system offers a faster return on your investment than other solar energy systems.
· Lower first-time start up cost than solar photovoltaic (PV) systems.

CZ: How does it work?

How Safe is your Deck???

As the weather starts to improve around New England more and more homeowners are starting to migrate outside to use their decks. It's important that before you start using your deck this season you make sure that it is safe and secure.

A simple, annual inspection doesn't take long or require special tools, but can help prevent unnecessary accidents, and keep your deck a safe place for everyone to enjoy. Especially in New England where there's a lot of snow and ice, your deck could have developed a trouble spots over the winter.

Almar encourages all homeowners to have your deck inspected for safety and comfort issues. When we examine an existing deck we look for and discuss the following issues with you:

1. Improper Footings - All footings should be 48" deep and should be made of proper concrete.
2. Missing joist hangers/framing supports.
3. Missing or improperly installed balusters, or railings.
4. Safe and easy to grip handrails.
5. Splintering Pressure Treated wood.
6. Rising nail heads.
7. Rot issues.
8. Deck accessories that may be hazardous such as, anything that creates heat (grills, fire pits, etc.)
9. Upgrading Pressure Treated wood to lower maintenance Composite decking.

Kitchens: What to consider during your planning process.


Remodeling your kitchen will increase the design, function and resale value of a home.

When shopping for a home, most people start in the kitchen. It's the most important room from a functionality and design standpoint. If you plan to sell within 3 to 5 years, focus on a small kitchen renovation that updates a few main areas, such as the cabinets and the countertop. If you plan to stay for 7 to 10 years, you may want to add in appliances and some new tile, and design the kitchen of your dreams.

Here are some quick tips to consider when planning your kitchen Renovation:

Start with your Cabinets as they are usually the most expensive item in a kitchen remodel. You have several different options depending on your budget and style including: Stock, Semi-Custom, or Custom. Framed Versus Frameless, and don't forget the Accessories & Hardware:

When dealing with countertops precise measuring is key to on-budget, on-schedule countertop installations. Also, be sure to clarify the backsplash height and materials in advance. Planning a Basement Renovation


Now is the time to start planning your basement project so we can get started right after the holidays!

Have you been looking for space to put an exercise room, entertainment center playroom or office? Go underground! If your home has an unfinished basement, remodeling might be a great way to transform this commonly under-used space.

When considering a basement remodel, we always start by making a floor plan. We find out how you want to use the space, and what your specific wants and needs are. We’ll be sure to take note of:

* Access to basement from upstairs and outside.
* Location of existing plumbing if you want an additional bathroom
* Location of vertical support columns
* Location of windows and doors
* Floor/ceiling/wall materials.
* Amount of water the area gets.

Given their constant contact with the earth, basements are vulnerable to dampness, which makes basement remodeling a bit more complex than first meets the eye. Almar will help you take appropriate measures to ensure a room free from moisture.

Most basements in older New England homes have low ceilings and few windows. There are many creative ways to make your basement light and airy. Talk to us about the variety of wall and ceiling lighting options available. We’ll make sure to provide appropriate electrical lines and outlets.

Here are some tickets of the trade for making your underground space first class.

* Stay away from dark wood paneling and instead consider drywall painted in light tones to make the room brighter. Semi-gloss paint will gently reflect even more light into the room.

* Built-in books cases and entertainment units add richness and depth to a room. Light them with interior lights or from the top to cast a light downwards.

*Disguise vertical support beams and horizontal ceiling pipes for floor joists by boxing them in. Or, you might decide to actually use pipes and beams as interesting accents by painting them with bold colors or subtle earth tomes.

* Other things you might want to consider to make you new room more enjoyable could be: a custom bar, Home Theatre, sauna, wine cellar, or even a fireplace.

Terry Earns VSI Certificate

Terry Quinn of Almar Building and Remodeling Company of Hanover, has received third-party verification of his vinyl siding installation skills and knowledge and was named a Certified Installer through a program sponsored by the Vinyl Siding Institute (VSI).

Through the VSI Certified Installer Program, a national quality certification program for vinyl siding installers, Mr. Quinn has completed a rigorous course of study and examination on the proper installation techniques for vinyl siding, soffit and accessories, as verified by an independent certification firm, Architectural Testing, Inc., and based on ASTM D4756.

“The VSI Certified Installer Program was created to recognize top quality vinyl siding installers,” said VSI President Jerry Y. Huntley. “By passing our course and test, Terry Quinn has demonstrated the knowledge and skills to install quality, durable vinyl siding.”

Aging In Place Seminars


According to a special edition report from January 3, 2006 the U.S. Census Bureau estimated that as of July 1, 2005 there were an estimated 78.2 million baby boomers. As the oldest Baby Boomers start to turn 60 there has been more and more focus on how to best serve and help this generation move to the next stages of their lives.

The generation born between 1946 and 1964 wants more than ever to spend as long as possible living their lives as they best see fit, including staying in their homes longer; which means that they start to need a whole new set of resources available to aid them. The Nation Aging in Place Council (NAIPC) has announced that that week of October 1-7th, 2007 will be ‘Aging in Place’ week.

Amar along with a group of local professionals from the retirement planning, legal, in-home healthcare, financial services, and home-remodeling industries have banded together to host seminars and resource fairs to encourage senior citizens, recent retirees and baby boomers to be proactive in thinking about their future housing and health care needs.

Rebuilding Together Boston


Almar’s President Terry Quinn and his wife Gail were pleased to be able to participate in Rebuilding Together Boston on April 28, 2007. As posted on their web site “Rebuilding Together Boston (RTB) is a non-profit organization working in partnership with the community, with volunteers and skilled labor, to stabilize and revitalize homes in our city at no cost to our recipient. Our initiative brings homeowners in need together with volunteers from all walks of life, to preserve home ownership and reduce the risk of homelessness by improving the quality of the lives of our recipients.”


Terry & Gail worked on a house sponsored by the Builders Association of Greater Boston. When asked about the event Gail said, “Rebuilding Together Boston was fun- a LOT of work, but fun. The homeowner and her family were lovely people, all worked so hard right along with us, hugging & thanking us as we left. They said they will see us next year, when THEY volunteer to work on someone else’s house!”

May is Deck Safety Month! How safe is your Deck???


As the weather starts to improve around New England more and more homeowners are starting to migrate outside to use their decks and lawns. It’s important that before you start using your deck this season you make sure that it is safe and secure.

May 2007 has been declared Deck Safety Month, and marks the second year of the North American Deck & Railing Association’s (NADRA) public safety program. As posted on their web site, “According to Mike Beaudry, Executive Vice-President of NADRA. “A simple, annual inspection doesn’t take long or require special tools, but it’s a great investment of your time. It can help prevent unnecessary accidents, and keep your deck a safe place for everyone to enjoy.” “May is a great time to make your deck-check,” Beaudry continues. “In parts of the country where there’s a lot of snow and ice, your deck could have developed a trouble spot over the winter.” Beaudry adds “If you’ve never had your deck professionally inspected, by all means, make that appointment.”

Almar encourages all homeowners to have your deck inspected for safety and comfort issues. When we examine an existing deck we look for and discuss with you the following issues:

Improper Footings
Missing bar hangers
Missing or improperly installed balusters, or railings.

Join Almar's Asthma Avengers for the 4th Annual Boston Asthma Walk

As Team Captain I am proud to announce that Almar is coordinating our third team for the American Lung Association of Massachusetts 4th Annual Boston Asthma Walk at Artesani Park, Brighton on May 5, 2007 the walk starts: 10:00 a.m. Registration: 8:30 a.m.

As you may or may not know I have suffered from serious Asthma most of my life. I have been in and out of the hospital numerous times, and unlike some kids it looks like I am never going to “grow out of it.” So this is definitely a cause that is near and dear to my heart. I have been blessed to have found a great specialist while I lived in West Virginia and I finally have my Asthma under control, so I want to do whatever I can to help support the research to help other people manage this disease.

Please join Almar's Asthma Avengers for 4th Annual Boston Asthma Walk at Artesani Park in Brighton for a 5-kilometer walk to support children with asthma and their families. Asthma is a chronic condition affecting an estimated 17 million Americans. Its death rate has increased an alarming 55% over the last 20 years.
